Dependable means the lawn takes the first time. Most seeding jobs fail because someone dragged a chain harrow over compacted clay and threw seed at it. Roots can’t penetrate hardpan. Water can’t infiltrate. Two months later you’re looking at bare patches and washout channels.
We run four steps in order. First, topsoil inspection and micro-slope grading, laser-leveled to a 2% to 3% pitch away from foundations, driveways, and structures. Second, Harley raking to pulverize the top two to four inches, break up hard-packed Iowa clay, and sift out rock and construction debris. That step is what makes the difference between a seedbed and a dirt pile.
Third, seeding matched to the site. Kentucky Bluegrass and Turf-Type Tall Fescue blends, applied by broadcast, hydroseeding, or slit-seeding depending on slope and season. Fourth, erosion control. Hydromulch, weed-free straw, or biodegradable blankets anchored on grade to hold seed and moisture through germination.
Steep lot lines along Highway 6, I-80, and the Melrose Avenue corridor get blanket protection as standard, not an upsell. Same process on a quarter-acre yard as on a full subdivision lot.
A homeowner inherited a rough-graded lot with water pooling six feet off the back foundation. We stripped and reset the subgrade to a 2.5% pitch, Harley raked four inches of amended topsoil, and slit-seeded a bluegrass and fescue blend. Through two spring storm cycles, no standing water and no washout channels.
A commercial lot off the Highway 6 corridor lost seed twice to spring runoff before we were called. The pitch was too steep for straw. We regraded the swale, hydroseeded the full slope, and staked biodegradable blankets across the fall line. Turf held through the next thunderhead and rooted by midsummer.

Correct the grade first. Establish a 2% to 3% pitch away from structures, decompact the clay subsoil, then seed. Seeding over a bad grade wastes the seed. On steep pitch, add blankets or hydromulch.
Rough grading sets elevation. Finish grading with a Harley rake pulverizes and levels the seedbed. Hydroseeding sprays a seed-mulch slurry, best on slopes. Drill or slit seeding cuts seed into soil for better contact on flat ground.
It depends on topsoil depth, compaction, and erosion control at your site. We grade and document to align with Soil Quality Restoration practices and IDNR General Permit No. 2 expectations, then give you the record.
Late August through mid-September is ideal. Warm soil, cooler air, less weed pressure. Spring seeding works but competes with crabgrass and heavy rain. Dormant seeding in late fall is a solid backup.
Expect germination in 7 to 21 days depending on blend and temperature. Water lightly two to three times daily until sprouted. First mow at roughly three inches of growth, on dry ground.
